We value you as our guest and these policies are designed to ensure guests are aware of the expectations associated with the use and enjoyment of Edgewater Resort properties. Agreeing to this document is your acknowledgement of these expectations.
Guests renting our cottages must be over the age of 23, unless otherwise approved by property management.
Deposit: A substantial deposit, equal to approximately 50% of the total reservationcharges, is required to hold any reservation. The balance is payable on the date of check-in, and will be automatically charged to the card on file, or any alternative card the guest provides.
Cancellations: All deposits are fully refundable up until 1 days prior to the scheduled arrival date. Cancellations within 1 days of the scheduled arrival will be subject to a the charges for the first night stay.
Guest limit: The number of overnight guests must not exceed the number listed on the rental agreement. If a guest plans to have additional daytime visitors (family or friends), our property manager must be informed in advance. It is the guest's responsible to advise their visitors of all policies and ensure their visitors are in compliance.
CHECK-IN: There is NO "check-in office". For your convenience, each Cottage is equipped with a keyless entry. You will be provided with self-checkin information and an entry code before arrival, and will be active at 4pm on the day of your scheduled arrival. Early check-in requires prior management authorization.
CHECK-OUT: No later than 11am. Late check-outs require a one day prior authorization. Late check-out without prior management approval is subject to half day rental.
Cleaning Fee: A one-time, post departure, "Cleaning Fee" covers the services of a professional cleaning company to clean, sanitize and stage of each cottage between guests.
Lost Remote Fee: Lost Air Conditioning or TV remotes are to subject to a $150 replacement fee.
Open fires: Absolutely no open fires, except in designated "fire pits".
Quiet hours: Quiet time is between 10pm and 7am, daily. Please wrap up outdoor activities or bring the level of noise down and respect the neighbors and other guests from 10pm - 7am daily.
Absolutely no smoking inside: Smoking is only permitted outside. No smoking on the porches within 20 feet of doors. Violations of this policy are subject to a $200 cleaning fee to eliminate smoking odors.
Security cameras: These cameras are only positioned towards the common areas & driveways.
PETS only permitted in indicated cottages: We only allow pets in some of our cottages and it will be noted on the cottage information if it is pet friendly. A $45 “per stay” fee is applied for Cottages #1 thru #9 and $60 "per stay" for #10, with a maximum of (2) pets. The maximum allowable pet weight is 70 pounds each. Guests are required to clean up after their pet(s). That includes properly disposing of all waste material. Guests are also required to maintain control of your pet at all times (leash law in effect), and pets must never be left unattended. Any complaints from other guest or management, regarding excessive noise or other nuisances may be cause for immediate termination of the use agreement and forfeiture of the guest’s remaining nights. The pet fee does not cover any damage by the pet(s). If soiling or damage to the cottage occurs, fees will be charged accordingly. Undeclared pets are subject to a $200 penalty fee.
General bugs at lakefront properties: We do our best to ensure guests staying in our lakefront properties understand they are staying in a wooded area on the lake. Arkansas in general, and lakefront properties in particular, are known for having bugs of all kinds. Each property is treated by a professional exterminator on a routine basis. Any properties maintained with the best care possible will have bugs around, and possibly inside, them. We are not trying to create a concern, however, we want guests to have a 100% understanding when booking our cottages, you are staying in a rural lakefront area and you are a “guest” in their natural habitat. Refunds will not be issued to individuals who rent cottages and have issues with bugs.
Docks and Open Water: Guest hereby acknowledges that the property they have reserved includes access to docks and/or open water (lake), the undersigned is fully aware that these amenities can be dangerous, that the dock and surrounding beach / sea wall can be slippery when wet, and that severe injury or drowning can occur to anyone who is not careful and properly outfitted with a Coast Guard approved flotation aid while using these amenities. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the dock and open water areas on any property.
HOLD HARMLESS: Edgewater Resort does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Edgewater Resort accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
It is our most sincere hope that every guest enjoy a relaxing getaway at Edgewater Resort, and these policies are intended to facilitate that experience for all.
